Responsibilities:
- Oversee all aspects of building maintenance, including electrical systems, access control, CCTV, sanitary systems, fire protection, air conditioning, swimming pool, waste water treatment systems, and architectural works.
- Ensure compliance with high-rise building laws and regulations.
- Develop preventive and corrective maintenance plans for equipment and machinery.
- Conduct daily surveys and inspections of the building to detect defects and abnormal conditions, coordinating with relevant parties for rectification.
- Provide engineering advice and assistance to address equipment or machinery problems.
- Monitor and inspect equipment and machinery to ensure compliance with maintenance plans and manufacturer standards.
- Be available 24/7 to respond to emergency incidents and resolve problems promptly.
- Supervise engineering service contracts, maintain as-built drawings, equipment manuals, and warranty documents according to contract terms.
- Manage procurement of spare parts and materials, including importation and maintenance of engineering stocks.
- Develop building energy management plans.
- Prepare annual budgets for maintenance work and machinery spare parts.
Qualifications:
- Bachelor's degree in Electrical or Mechanical Engineering, or a related field.
- Minimum of 10 years of experience in maintenance work, with a focus on electrical, sanitary, fire protection, air conditioning, and swimming pool systems, particularly in high-rise buildings.
- At least 5 years of experience in managing building maintenance teams.
- Possession of a professional license as a controlled engineer is advantageous.
- Knowledge of managing building maintenance technicians.
- Proficiency in computer skills and related software, including Microsoft Office and AutoCAD.
